Introduction

ISG was appointed by Zurich Malaysia to deliver their new headquarters over a 12-week construction programme.

The project is a relocation of Zurich Malaysia’s workforce into a 112,000 sq ft new office space across eight floors located at Mercu 3, a Grade-A office tower within the mixed-use development, KL Eco City, in Kuala Lumpur.

The project

For this Swiss-based insurer, we transformed the new space into an agile work environment comprising 1,100 workstations, 22 CEO-1 rooms, 48 meeting rooms, a state-of-the-art boardroom, 27 phone booths, eight pantries, along with new collaboration and flexi-touchdown areas on each floor.

Working in a live environment, we took measures to ensure minimal disruption to the surrounding tenants which encompassed completing noisy works out of office hours, preventing dust particles from migrating into tenant areas by installing blank offs on air returns, and using low VOC products to ensure that pollutants do not traverse into other office areas.

A significant design feature of this project saw us installing graphic decals on every floor, depicting selected legendary icons.

A challenging element of this project was obtaining structural approvals for core areas which caused a six-week delay, impacting the 12-week construction programme. By expediting other aspects of the project along with sequential inspection and snagging, we managed to fully handover the project a week ahead of the deadline without any changes to the entire duration.

ISG also undertook the installation and integration of a new 800 amp to support the UPS and server room, which had to be accommodated within the tight timeframe of 12 weeks.

As part of sustainability requirements, ISG obtained a Forest Management Certification accredited by Programme for the Endorsement of Forest Certification (PEFC) to ensure that any form of timber procured preserves the natural ecosystem and benefits the lives of local people and workers, all while ensuring it sustains economic viablility.

ISG delivered the sizable fit out concurrently across eight floors, with specialist teams deployed on each floor along with approximately 200 construction operatives active on site across two shifts.

The new agile work environment for Zurich Malaysia was completed in October 2018 and the project achieved a total of 69,744 Man hours without any major accident.
